The project comprised of 5 commercial units within a Community Title Scheme, located in the commercial hub of the Gold Coast at Bundall.

The single title property contained an existing building, approved and constructed in the early 1980’s.

360 Collective engaged Orion as the Cadastral Surveyor for the project, preparing the Building Format Subdivision Plan, Building Lease Plans and management of the Plan Sealing Application for Development Approval Compliance with City of Gold Coast Council.

The Plan Sealing process was a little unusual for this project, as the development was approved and completed in the early 1980’s but strata titling occurring some 30 years later. Orion was consulted on the requirements of the Plan Sealing process to help guide the client through their project schedule to align their Marketing campaign. Orion managed the Plan Sealing process with the Client, Council and other consultants for a successful outcome.

The project involved the construction of the new Research and Innovation centre at Corinda State High School.

Orion was engaged by Hutchinson Builders to undertake bulk earthworks setout, building construction setout, as-constructed survey and easement survey for the project.

Our team expertly managed the relationship with the Building Contractor and site trades to ensure all setout works was completed as per the project schedule to ensure successful delivery of the project.

Orion Spatial Solutions provides Land Surveying services to City Of Gold Coast under their Preferred Supplier Agreement. Under this agreement, Orion has provided engineering surveying services for major road upgrades and Detail and Underground Service Location services for Engineering Design.

This project saw Orion provide Engineering and As-Constructed Survey services during the construction upgrade of Old Coach Rd at Reedy Creek.

The project involves the development of a large industrial warehouse in a strategic location with close links to major transport infrastructure.

Goodman Limited engaged Orion Spatial Solutions as the Principal Surveyor for the project. During the design and planning phase, Orion has provided titling advice, cadastral surveys, engineering surveys and underground service location survey. The project gained approval in late 2020 and is moving to the construction phase.

Following a heavy rain event in February 2019, a number of significant land slips occurred on the range. These land slips closed the busy road while emergency clean-up operations were undertaken. Orion were engaged as Principal Surveyors as part of the QLD Disaster Recovery Program following the devastating floods.

The Orion survey team was engaged to undertake a combination of survey techniques to provide a comprehensive dataset to the project design team in accordance with the TMR survey specifications. The team utilised Airborne LiDAR, Terrestrial LiDAR, Drone inspections and traditional survey technics to capture data over very steep and difficult access terrain.

The Clem Jones Tunnel (Clem 7) is a $3.2 billion motorway toll road, tunnelled under the Brisbane River, designed to allow improved traffic flow by bypassing Brisbane City.

The transportation network includes 38 km of tunnels and approximately 100 km of multi-lane motorway in Brisbane. This active urban toll road and tunnel network has an ongoing need for high accuracy, information-rich 3D datasets. Mobile and Terrestrial LiDAR can be used for asset inventory, asset management, condition assessments, repair / upgrade / expansion designs, and construction compliance.

Orion has been involved in the ongoing maintenance program for Transurban, completing Mobile LiDAR of many kilometres of the network. From the scan data, our team has produced digital terrain models and feature string extraction to assist engineering design for road resurfacing.  Orion’s reputation for delivering quality, accurate data under short site timeframes has resulted in repeat work for this project.

The Cherbourg Aboriginal Shire Council with support from the Queensland Government Department of Housing and Public Works, technical input from South Burnett Regional Council and funding from the National Indigenous Australians Agency has taken on the challenge to prepare a concept design for the proposed construction of a separated ‘cultural pathway’ to enable pedestrians, cyclists, prams, mobility scooters to safely commute from Cherbourg to Murgon beside Cherbourg Road.

To assist with design, Orion utilised our Aerial Surveying capabilities to produce a current high resolution orthophoto of the 6.5km corridor. Orion also undertook Control Survey and Ground Truthing to supplement the concept design with Airborne LiDAR data. Detail Surveys were also completed of critical locations along the route, providing accurate data of these locations to give confidence of accurate concept design.  Orion compiled all captured information to create a comprehensive dataset for the design team.

The site is unique in that it consists of a heritage listed building at the front and purpose-built telecommunications exchange tower over the remainder of the site.

The project involved separating the two buildings onto separate titles, to allow the sale of the heritage building and the client unlock some of its land-holding value. The heritage building will be converted into a licensed hospitality venue.

Orion was engaged by Telstra Corporation to undertake a cadastral survey for volumetric subdivision. The volumetric lot had to incorporate the whole of the heritage building and its foundations and be clear of the exchange tower on the remainder of the site. Orion also provided titling advice to the client and project consultants to assist with setting up the Building Management Statement (BMS). The BMS sets out the processes of how shared access, services and rights are managed between the two lots/buildings.

Orion also managed the Plan Sealing application for development compliance with Brisbane City Council.

This project involved creating detailed and highly accurate digital terrain model of a large underground mining site to prepare for its Expansion plans.

With the site covering approximately 10,000 hectares of vegetated and rugged terrain, Airborne LiDAR was utilised to map the above ground surface of the mine. Complex flight planning was necessary to map a site of this scale and photogrammetry was also undertaken to produce an Orthophoto of the site. Orion also undertook accurate control survey to assist with reduction of the LiDAR data and Photogrammetry. Orion provided infill Detail Survey around mining infrastructure not suitable for survey by LiDAR and processed both datasets to create and overall Digital Terrain Model for the site.

Utilising Airborne LiDAR enabled Orion to map the site in approximately 3 weeks, which would have taken 6 months using traditional survey methods.

240 Queen Street is an A-Grade office tower comprising of 26 levels. The site is regarded as a prime office location in Brisbane, in what is locally known as the “Golden Triangle”, within the thriving heart of Brisbane’s CBD.

Asset Management Consultants were tasked with design and construction of upgrade works to the building’s Chiller Plant Room. The Plant Room was very congested, housing 3 critical chillers for the building and associated equipment. To enable Mechanical, Electrical and Plumbing (MEP) design, an accurate 3D Model of the existing equipment was required.

Orion’s extensive Terrestrial LiDAR and 3D Modelling experience was called upon to complete the accurate scan of the Plant Room. We then completed extensive 3D modelling of the existing MEP equipment and stringent quality assurance process to ensure the model met tight tolerances. The accurate 3D Model enabled upgrade design to avoid potential clashes with existing equipment and certainty for prefabrication of new equipment.

Orion was part of the Consultant Team selected to perform Terrestrial LiDAR scanning, photogrammetry and traditional survey. This information was used to build a digital twin of the site for use in Virtual Reality and Augmented Reality Systems for future museum operations.
